Project Summary:
Immanuel Medical Center, headquartered in Omaha, Nebraska sits on 166-acres, has 356 licensed beds and approximately 1,200 full-time employees. It is part of Alegent Health, the largest not-for-profit, faith-based health care system in Nebraska and southwestern Iowa.

During the hazardous material site investigation, AMI’s purpose was to: (1) identify if asbestos, lead or any other hazardous material were present within the interior of Immanuel Medical Center’s 7th Floor West; and (2) quantify the hazardous materials which would be disturbed as a result of the construction project.

The inspection of the area and equipment included four activities:

  • a review of all facility survey reports available at the time of the investigation;
  • interviews with facility personnel regarding abatement history, renovations and equipment upgrades;
  • a visual inspection of the areas; and
  • sampling for laboratory analysis of materials that exhibited a high potential for disturbance.

AMI developed a work plan to establish a set of general operating standards to ensure full compliance with all applicable federal, state, and local rules and regulations during removal, demolition and disposal of hazardous materials.

Overall remediation efforts included the removal and disposal of asbestos-containing materials; building components containing lead-based paint and lead-containing materials; PCB-containing light ballasts; mercury-containing light tubes; freon; low-level radiation smoke detectors; batteries; and x-ray developing chemicals and components. Interior walls, ceilings, flooring, casework, doors, plumbing, and electrical and mechanical systems were also demolished and disposed.

In 2008 Immanuel Medical Center began the first phase of an $88 million, multi-phase, construction and renovation project that will expand and enhance the hospital and its services. AMI was selected to provide consulting, environmental investigations, remediation and interim demolition management for the first phase of the Immanuel Hospital renewal project. The project entailed the removal of ceilings, mechanical systems and asbestos fireproofing within a 10,000 square-feet space on the seventh floor.
